I did not see any details of the conditions of the roofs, so I was wondering if there was a reason this was excluded? Gregory Warriner
Answer: The district has an ongoing roof maintenance program and uses a roofing consultant to monitor roofing conditions. At this time, roofs are in satisfactory condition. The HS Auditorium roof replacement is scheduled for the 2006 – 2007 year and has been included in the needs assessment.
Is everything listed as life cycle replacement a current need, or are these potentially time phased for perhaps the next 5, 10, or 20 years? Gregory Warriner
Answer: All items listed in the “Life Cycle” category were noted by the Architect as currently needing attention. All life cycle items noted in the report have reached their approximate end of life cycle status.
Was janitorial labor savings ever considered as a potential costs savings, similar to the energy savings category? Gregory Warriner
Answer: No, as the janitorial standards vary from district to district, it is very hard to predict accurately any cost savings from the types of materials that are used. It is common to predict the anticipated life cycle (when properly maintained) so that the selected material that best fits the expected janitorial methods being utilized.
One item being proposed in the FNA report was the addition of a computerized Energy Management system. This system will certainly achieve energy savings, but also will generate efficiencies in staff time by being able to monitor mechanical systems throughout the district from any computer.
As I was reviewing the report for Walters, it talks about installation of a bathroom, etc. for the Wrestling Room, but I cannot find the cost on the cost sheet. Am I just not looking in the correct place? Leslie Parshall
Answer: Great catch Leslie! The cost for this work was discussed in The Board of Education workshop on May 3, 2006. This cost information was inadvertently never included in the final report. THE COST FOR THIS WORK IS $ 34,590.00 (as indicated by the construction manager).
